Project Overview

The Contractor was appointed to refurbish the existing Marlborough Fine Art ground floor gallery, create a new contemporary gallery at first floor, provide an extension at the rear of the building and on the roof, and undertake an office refurbishment on a traditional basis. The Contractor progressed works to a point where the basement office refurbishment was complete, but there were outstanding works to the gallery and at roof level, prior to them being put into administration.

The challenge was to secure another Contractor as soon as possible to complete the works which RLF were able to facilitate under a Construction Management role.

Our Contribution

  • Securing the new Contractor promptly to mitigate losses arising from delay
  • Negotiating a revised tender sum with a new Contractor for the completion works
  • Developing an alternative procurement route and contractual arrangement to complete the works
  • Agreeing package sums and managing the various contractors to complete the works.
