To be constructed on the site of the existing Irish Centre. The building will consist of 48 storeys will have 454 serviced residential apartments. Communal facilities including a sky lounge, gym, cinema, resident’s bar/café and storage all sharing a fantastic view of the city and surrounding area. An extensive public realm designed to integrate with the surrounding area and encourage access through the site.

Key Challenges:

  • Skyscraper design and the associated challenges
  • Costing of façade design and heat gain mitigation
  • Accurate costing of structural design implications

  • M&E input for apartment cooling and interstitial plant requirements
