The former industrial site bordered by the River Adur, the South Coast Main Railway Line and the A283 Old Shoreham Road main arterial route to the centre of Shoreham-by-Sea, is now home to 120 houses and flats across a mix of tenures, a new waterfront café and retail unit. Being within the confines of an SSSI, with key stakeholder neighbours of both private residents and the likes of Networks Rail and Environment Agency, made for a challenging site. Whist delivering much needed new housing, the scheme also protects another 2,000 homes from rising sea levels with the brand-new flood defence wall on the banks of the adjoining River Adur.


Project Overview

As one of Hyde’s largest developments in the area, the Ropetackle scheme provides a mix of affordable rent, shared ownership, and private sale houses and flats with associated parking and landscaping. Shared surfaces around the development are designed to give the feel of a pedestrianised community, with the waterfront café providing a community meeting place for all to enjoy the views across the River Adur.

 

Our Contribution 

Influencing the design process: RLF worked closely with the design team over the course of 4 years to achieve planning permission and deliver a scheme that both worked within the client brief and matched the local Councils’ requirements and ambitions for the area. With one way in and one way out of the site, logistical issues were a key risk. This met with a preferred strategy for sales releases which required many logistical revisions to meet the needs of all parties. The existing railway embankment running along the border of the site required careful removal and remodelling around the design of the houses to maximise the development and respect the privacy of existing Old Shoreham Road neighbours.

Engagement with Local Stakeholders: We were a key influencer in every stakeholder discussion throughout the project. On behalf of the client, we negotiated the early instalment of the Flood Defence wall by the Environment Agency, alongside the required repair works to the adjacent Railway bridge. By bringing together the relevant parties and acting as the stakeholder managers, we were able to ensure that all works required within the SSSI area were phased, carried out and completed to mitigate delay for any party. Once on-site, we held quarterly evening meetings with local residents to talk through progress with works to date, future works and provide a sounding board for any concerns or questions to the neighbours.
