Retirement Village Group’s vision of “vibrant communities; amazing lives”, is an expression of what the Client and their design team have all striven for in the placemaking and redevelopment of the West Byfleet site. The design vision is centred on creating a contemporary, open and inter-generational environment in this established urban location. A place to enable the residents to remain fully integrated within the wider community, through the provision of public space and excellent community amenities. It will become a new leisure and retail destination for the whole community, regenerating the West Byfleet village centre.
The project includes the demolition of existing structures to provide a new development of 196 retirement living apartments with associated communal space, wet leisure, roof terraces, sky bar and car parking. The development also provides publicly available restaurant and café spaces with retail units, a public library and a public car park, all forming a new public town square for the village.
MGAC | RLF’s contribution to this development is multi-faceted, with advice ranging from core Project Management and Cost Consultancy to assisting with local stakeholder engagement and Brand Development advice for the wider real estate products being created by the Client.
Design Team Management: Managing the appointment of the Design Team to meet the programme and deliver the Client a product that meets their brief.
Planning assistance: Assisting the Client through the planning process.
Design development auditing: Undertaking appraisals throughout the design development process to ensure cost control.
Documentation production/review: Assisting with the production and undertaking reviews of Employer’s standard documentation.
Tender Management: Preparing and managing the tender of works from demolition through to the Main Contract.
Cost review: Undertaking reviews and advising on pre-contract package costs.
As the project progresses through the next phases of the development process, we expect to offer the following additional services:
Due diligence and compliance monitoring: Regular interrogation of the developer process and procedures to ensure that all appropriate actions are closed out promptly to annul associated risks. Provision of monthly reports to the Client to provide assurance on the progress of the project, including a review of project risks and justification for financial expenditure.
Change control: Managing the change control process.
Managing site quality control and compliance: Provision of inspection services and reporting to ensure appropriate and timely execution and completion of the works. Provision of Site Inspection Reports monitoring quality, progress and programme.
Managing handover process: Regular review of the handover process.
Managing post-completion process: Monitoring contractor progress to ensure defect items are closed out in accordance with required timescales.
