Description

This development comprised 189 homes for rent, including 26 ‘triplex’ apartments – bedrooms and living space over three separate floors. It also includes communal amenity spaces featuring a shared podium garden, rooftop terrace, resident party room and children’s playground. Residents will benefit from a concierge service and onsite maintenance crew.

Our Contribution

Developer negotiations and management: Facilitating the negotiation of development agreement terms, designs, specifications and delivery milestones to meet the client’s business case targets.

Contract Support and agreement due diligence: Supporting commercial and legal teams to critique and refine development agreement and associated costs. Benchmarking and gap analysis work to arrive at a robust suite of contract documentation and cost information in support of the client’s business case.

Design development auditing: Full appraisals of the design development process, individual design proposals and specifications to ensure that standards of statutory compliance were being met. Gap analyses to ensure the final product continued to meet client aspirations, specific building functions and most importantly, client branding and future letting plans.

Due diligence, risk appraisals and compliance reporting: Regular interrogation of the developer process and procedures to ensure that all appropriate actions were closed out promptly to annul associated risks. Provision of due diligence reports to client’s management board and funders to provide assurance on the progress of the project and justification for financial expenditure.

Managing site quality control and compliance: Provision of inspection services and reporting to ensure appropriate and timely execution and completion of the works. Full critique of developer QA procedures and provision of online reports for inspections, risk analysis and remedial action plans.

Customer and Management team liaison: Coordination of interface with management and sales team to produce clear suite of choices, enabling a flexible approach to be taken in order to optimise post completion stakeholders support and satisfaction.

Managing handover process: Coordination of inspection and sign off process, including full close-out process management and documentation coordination.

Post Completion Support: Managing post completion process – monitoring contractor progress to ensure defect items closed out in accordance with required timescale.
