Project Overview

Office to residential conversion in a prime location in Reading. The project involved a change of use of an existing three-storey 31,000 sq. ft office building into a residential building comprising a mix of 78No. studio, 1 and 2 bed apartments, including a rooftop garden, secure car parking, gym, and concierge service. The project comprised the remodelling and recladding of the building, including the removal of two staircases to increase the number of apartments, and the introduction of smoke extract and sprinkler systems.

RLF were an integral part of the project team providing Employer’s Agent and Cost Consultancy services. This project was RLF’s first project in conjunction with Titan Developments Ltd. and RLF worked closely with Titan Development’s Development Manager from pre-contract through to post-handover activities.

Our Contribution 

Design development auditing – undertook appraisal of the design development process.

Documentation review – undertook a review of Employer’s standard documentation.

Cost review – undertook review and advised on pre-contract package costs. Undertook monthly valuations during the construction period.

Due diligence and compliance monitoring – regular interrogation of the developer process and procedures to ensure that all appropriate actions were closed out promptly to annul associated risks. Provision of monthly reports to client’s management and funders to provide assurance on the progress of the project, a review of project risks and justification for financial expenditure.

Managing site quality control and compliance – provision of inspection services and reporting to ensure appropriate and timely execution and completion of the works. Provision of Site Inspection Reports to monitor quality, progress and programme.

Managing handover process – regular review of handover process from -12 weeks.

Managing post-completion process– monitoring contractor progress to ensure defect items closed out in accordance with required timescale.
