Case Study: HASG New Science Lab
Project/Client name: Haberdashers’ Aske’s School for Girls
Sector: Science & Technology / Education
Expertise: Total project cost management from feasibility through to completion on this traditionally procured project.
Creation of a new dedicated science hub that explores new and emerging design guidance for providing effective and flexible science teaching rooms to better meet the needs of science teaching over the next decade.
Achieved by creating inviting environments inside by increasing natural light levels and introducing breather pockets of space within circulation areas. Creating a greater sense of openness by introducing internal glazed screens.
The existing teaching blocks dated back to the original mid-1970’s build and they needed a new lease of life.
Haberdashers’ challenges and requirements were to:
- Improve the size and layout of the existing science department that did not align with new and emerging ways of teaching
- Improve circulation and functionality of the existing building environment
- Manage the re-provision of a major school plant room located within the existing building
- Provide facilities that reflect the aspirations and prominence of science at the School as one of their pre-eminent subjects.
Shaping the design brief: RLF assisted the School in shaping the design brief and business case from the outset of the project by providing early cost-benefit analysis of options.
The design brief necessitated the replacement of an existing plant room within the scheme. The scenario whereby we had to achieve this was potentially cost-prohibitive.
Consequently, we worked closely with the Architect to develop a cost-effective demolition and new build option that housed the plant room in the basement and allowed the provision of additional teaching space over more floors.
Cost planning and management: RLF established the most effective method of providing the maximum amount of new teaching space by testing a number of scenarios in a refurbish existing versus new build situation.
Procurement support: Phasing of the build-in conjunction with the new plant room was critical to the success of the project and RLF provided a procurement strategy that managed this scenario.
“The Haberdashers’ Schools relationship with our Quantity Surveyor is a partnership and under the management of partner, Tony Milward, they build a picture of cost that fully supports our reporting requirements at Governor level. RLF understands our business, our educational drivers and the importance of value which makes them an ideal advisor and part of our team”.
