Project Overview 

Branch Hill House is an Edwardian building situated within Hampstead Conservation Area and partly designated as a Site of Importance for Nature Conservation (SINC). The project involves the alteration and refurbishment of the existing building, and the construction of a new build extension to provide thirty luxury apartments and landscaping works.

The project includes a series of sustainability measures that meet the Local Authority’s requirements for sustainable design and construction. These include:

– Sustainable Drainage System to reduce post-development water run-off.

– A comprehensive ecological strategy to deliver a net gain in biodiversity.

– Water conservation measures and the provision of communal external rainwater harvesting tank for irrigation
purposes.

– Ground-source heat pumps providing efficient space and water heating to each dwelling.

The new 70,000 sq. ft development has been designed with due consideration to the heritage of the existing building, the sensitivities of Hampstead Conservation Area and the surrounding listed buildings.  The proposals are designed to complement the existing structure and give a long-term future to the building.


Our Contribution

RLF is an integral part of the project team providing Project Management and Cost Consultancy services. We are aligned with the Client’s requirements to maximise the potential of the building, delivering a high-quality product in the shortest timescales.

Design Team Management / Appointment: Managing the appointment of the Design Team, and liaison with estate agents, ensuring all decisions are meeting end-user expectations and maximising returns for the Client.

Cost review: Undertaking reviews, advising on pre-contract package costs and ensuring the client understands the cost implications of any design changes.

Programme Management: Setting out a programme of works with consideration to phasing and procurement to ensure the efficiency of delivery.

Procurement: Advising the Client on the most suitable contractor procurement strategy, aligned with the Client’s objectives and market conditions.

As the project progresses through the next phases of the development process, we expect to offer the following additional services:

Change Control: Managing the change control process.

Tender Management: Preparing and managing the tender of works from demolition through to Main Contract.

Managing site quality control and compliance: Provision of inspection services and reporting to ensure appropriate and timely execution and completion of the works. Provision of site inspection reports to monitor quality, progress and programme.

Managing handover process: Regular review of the handover process.

Managing post-completion process: Monitoring contractor progress to ensure defect items closed out in accordance with required timescales.
