Three blocks of high-quality apartments, delivering 111 one, two and three-bed units for the private rented market in Walthamstow, North London.  Bespoke finishes, branding and communal facilities make this one of the highest-profile schemes in Fizzy Living’s portfolio.  MGAC | RLF were an integral part of the negotiation team and provided a range of compliance monitoring and management services to this challenging, three-block/phase scheme.


Project Overview

This development represented a significant investment for MGAC | RLF’s key client, Fizzy Living, and the client required robust risk management and compliance services from us. The challenging, three-block development on a restricted site with an ambitious delivery programme, added another uniquely branded residential scheme to Fizzy Living’s portfolio. Integration of bespoke concierge services based on the ‘Bob Desk’ CMMS concept, co-developed with MGAC | RLF on previous schemes was a key requirement for the scheme.  Our lessons learnt from the delivery of previous Fizzy Living schemes, as well as post-occupation feedback, enabled the smooth integration of these unique elements of the build.

MGAC | RLF’s detailed pre-commencement planning, programming and risk management ensured that this highly complex project could was safely delivered to the satisfaction of key stakeholders.

The success of this scheme was the catalyst and benchmark for future scheme delivery, with the implementation of supplier and consultant frameworks and measurable cost savings resulting from lessons learnt.

Developer negotiations and management: Facilitating the negotiation of development agreement terms, designs, specifications and delivery milestones to meet the client’s business case targets.

Design development auditing: Full appraisals of the design development process, individual design proposals and specifications to ensure that standards of statutory compliance were being met.  Gap analyses to ensure the final product continued to meet client aspirations, specific building functions and most importantly, client branding and future letting plans.

Due diligence, risk appraisals and compliance reporting: Regular interrogation of the developer process and procedures to ensure that all appropriate actions were closed out promptly to annul associated risks. Provision of due diligence reports to the client’s management board and funders to provide assurance on the progress of the project and justification for financial expenditure.

Managing site quality control and compliance: Provision of inspection services and reporting to ensure appropriate and timely execution and completion of the works. A full critique of developer QA procedures and provision of online reports for inspections, risk analysis and remedial action plans, including full close-out process management.
