Birmingham Health & Innovation Campus (BHIC) is being developed by Bruntwood SciTech, a collaboration between Bruntwood and Legal & General, and is set to become a leading life sciences campus. The campus will be part of an integrated and physically connected critical cluster of patient-centred health excellence. Due to open in 2023, it will offer up to 40,200 m2 of high-quality laboratory, office, incubation, and innovation facilities for forward-thinking businesses and create over 10,000 new jobs. BHIC will foster collaboration and act as a catalyst for the growth in the area, bringing the West Midlands to the forefront of the life sciences sector.
Working alongside Bruntwood SciTech and the University of Birmingham since the project’s inception, MGAC | RLF has been an integral part of the team, helping to develop a 10-year master plan for the campus. MGAC | RLF was able to reduce cost by utilising our expertise in the commercial, life sciences, and higher education sectors, successfully pre-empting many of the necessary functional and stakeholder requirements and integrating them into the BHIC design. We were able to integrate potential challenges—such as site remediation, enabling works, and consequential impacts on efficient master planning—into our approach, finding solutions to keep the project viable.
MGAC | RLF has been influential in driving an efficient building design with a net / gross ratio appropriate to a science-focused building. Providing cost appraisals for frame options (meeting appropriate vibration criteria); high-performance mechanical ventilation solutions; specialist clean rooms; data connectivity requirements; and specialist equipment integration has been key to providing robust advice for a turn-key building of this calibre.
