Atlantic Square Office Development, Glasgow
Client Name: BAM TCP Atlantic Square Ltd
Role: Employer's Agent & Cost Manager
Atlantic Square is one of the most significant commercial developments in Glasgow. The project includes 300,000 ft2 of office space, split over two buildings with a basement and listed retained façade. As one of the most sustainable commercial developments in Glasgow’s International Financial District, the project was delivered to Cat-A status with a BREEAM “Excellent” Rating and EPC “A” Rating.
As we worked with the tenant, HMRC, to dissect and streamline the scope, we were able to introduce changes to the contract that reduced the client’s overall expenditure, ultimately saving the client £720,000 and reducing the schedule by eight weeks. A key goal of the project was to save and incorporate the existing façade into the new development. The careful and sensitive restoration of the façade now provides a meaningful juxtaposition of the old against the new, with the detailed stonework at ground level and bold glass towers stretching out above. We worked alongside the historic preservation architect, main contractor, and specialist stonework subcontractor to deliver the desired result.
With this project, MGAC | RLF has helped create an urban environment and public realm at the thriving heart of this revitalised part of Glasgow city centre. When the project was in the early stages of development in 2018, it utilised the only tower crane in the Glasgow skyline. This project has acted as a catalyst to ignite several follow-on developments in the area that continue to this day.
